
NR Investments has broken ground on Uni+Dos, a 31-story residential tower planned for 1445 N. Miami Ave. in Miami’s Arts and Entertainment District.
The project will deliver 398 income-restricted apartments aimed at households earning between 60% and 140% of the area median income (AMI). Rents are expected to average $1,302 to $2,700 per month, positioning the building squarely in the workforce housing segment. The tower will also include 8,500 square feet of ground-floor commercial space.
Uni+Dos is supported by a layered financing structure totaling about $190 million, combining federal loans and local redevelopment funding. The largest component is a $130 million loan from the U.S. Department of Housing and Urban Development (HUD). The project also received $27 million in grants and $15 million in tax increment financing from the Omni Community Redevelopment Agency. Construction activity is scheduled to begin in April.
