
Sword Industrial Partners has acquired Braniff Park West, located at 10568-10590 East Pine Street in northeast Tulsa, Oklahoma, for $20 million.
The two-building, 21.67-acre infill warehouse and distribution park comprises 261,692 square feet, with suites ranging from 11,000 square feet to 82,000 square feet. It is currently 89% leased to diverse industrial and logistics tenants, including HSM Transportation, Forward Air, and Ramsey Industries.
CBRE’s Troy Gudgel and Terry Payne advised the seller, a local private partnership, on the transaction. Sword Industrial Partners, with nearly $100 million in assets in its first year, was formed by MAG Capital Partners in 2025 to pursue multi-tenant infill industrial properties in the western U.S.
“Demand is strong for industrial space in Tulsa’s northeast corridor, which is experiencing constrained supply and near all-time low vacancy rates,” said Scott Word, partner, Sword Industrial Partners.
