
Titan Development plans to start work soon on the first phase of the $84 million Leander 183 Commerce Center. The project is anticipated to include at least 1.3 million square feet of space at full buildout.
The Austin Business Journal reports that the first phase is set to include two speculative, shallow-bay buildings totaling about 240,000 square feet. They should be ready early in 2027. Full buildout is expected in 2036. The company was granted $3.5 million in incentives shortly after the town approved the project’s zoning in 2024.
Omar Nasser, Leigh Ellis and Blake Patterson with Aquila Commercial LLC are handling the leasing on the site.
Titan is constructing the 146-acre Northpark35 and the 114-acre Gateway35 parks in Georgetown and has the 188-acre MegaTech Center and 170-acre Innovation Business Park in Hutto. Titan also has a 45-acre project in Lockhart.
Leander, which is about 25 miles northwest of Austin and has a population of around 88,000.
