
KLNB represented both the buyer and the seller in the off-market sale of Redstone Industrial Park, a parcel home to two adjacent buildings totaling 240,000 square feet, located at 11400 & 11500 University Blvd in Manassas, Virginia.
The seller, Boston-based institutional owner Dogwood Industrial, was represented by the KLNB Capital Markets team of Principal Joe Friedman and Associate Josh Norwitz. The buyer, JK Land Holdings, a leader in data center development and industrial ownership in Northern Virginia, was represented by KLNB Principal Ryan Goeller.
In March 2025, DHL eCommerce secured a full-building lease for the 138,000-square-foot facility at 11400 University Blvd. In the adjacent sister building at 11500 University Blvd., metal manufacturer N.J. Sullivan Company, maintains a portion of the space. Both tenants will be remaining and KLNB will oversee all future tenant leasing at the property.
