
Southern Land Company broke ground on its first Houston development at 2811 Kirby Drive in the Upper Kirby district.
Upon completion, the 953,000-square-foot mixed-use development will include two towers rising from a shared parking podium and approximately 15,000 square feet of ground-level restaurant space well-suited for best-in-class dining.
A 10-story tower, named 2811 Kirby, will offer four floors of Class AA office space totaling approximately 107,000 square feet. Stream Realty Partners is leading leasing efforts for the office component.
Rising 38 stories, Lily River Oaks—the development’s luxury multifamily community—will feature 331 apartments, including 18 penthouses. Amenities include rooftop indoor and outdoor spaces on the 38th floor with an outdoor pool deck, as well as a seventh-floor garden deck spanning both towers. The seventh floor will also include a residential spa, guest suites, and a fitness center available to both residents and office tenants.Â
ANDRES Construction is serving as general contractor, with completion expected in 2028.
