
Real Capital Solutions (RCS) has acquired MetroWest, a 207,714-square-foot, 10-story office building located at 55 Shuman Blvd. in Naperville, Illinois, for $16.1 million.
Newmark’s Peter Harwood, Jim Postweiler, Jack Trager and Mary Gilbank represented the seller in the transaction. “MetroWest is exactly the type of opportunity we’re focused on,” said Adam Abeln, chief acquisitions officer of Real Capital Solutions. “It’s a well-located asset that’s been repriced due to capital market pressures.”
The purchase price represents a significant discount to the property’s most recent sale for $32.5 million in 2015, when it was nearly fully leased. MetroWest is currently 67.6% leased with a diverse tenant base. RCS plans to implement a targeted leasing and repositioning strategy, capitalizing on the building’s existing tenant base, available vacancy and in-place infrastructure.
Approximately 40% of vacant space already includes modernized or move-in-ready suites, enabling more efficient lease-up. The acquisition builds on RCS’s existing presence in Naperville, where the firm also owns Naperville Corporate Center.
