
Talonvest Capital, a commercial real estate advisory firm, has secured a $63 million bridge loan on behalf of 1784 Holdings, a privately held real estate development company specializing in the development, construction, and operation of self-storage facilities.
The loan, totaling $63 million, is a pre–Certificate of Occupancy bridge financing for a Class A self-storage facility in Bethesda, Maryland. Talonvest’s Thomas Sherlock, Kim Bishop, Mason Brusseau, and Lauren Maehler arranged the financing.
The facility will comprise 1,560 climate-controlled units totaling 131,559 square feet. The property is strategically located along River Road in an affluent Washington, D.C.-area submarket seven miles from the U.S. Capitol.
Talonvest secured the bridge loan with a four-year term, full-term interest-only payments, and an extension option from a private credit lender. “Talonvest has been a valuable partner in supporting our continued growth,” said Shane Albers, CEO and Principal of 1784 Holdings. “Their team understands our business, approaches each financing strategically, and consistently delivers solutions that align with our objectives.”
