MacKenzie Commercial Real Estate Services has brokered the sale of 6608 Fort Smallwood Road, a multi-use development in Curtis Bay, Maryland, featuring a mix of warehouse, commercial office, and industrial outdoor space for $2.5 million.
MacKenzie’s Bryan Herr, Vice President and Matthew Curran, Senior Vice President and Principal, represented the seller, George’s Welding Service, in the transaction. The buyer, Legacy Ventures, was unrepresented.
Situated on a nearly two-acre site fronting MD Route 17, the project comprises 5,000 square feet of warehouse space, 1,800 square feet of office space, and a fenced-in outdoor storage yard. “This site received substantial activity from several investor and owner/user groups,” stated MacKenzie’s Herr. “The seller’s property was positioned in a prime location near the Port of Baltimore with a functional warehouse and IOS. This type of property continues to be among the strongest asset classes in all of real estate.”
