
BESA, Broadway East San Antonio, is the name of a luxury shopping center that could soon be built in the Pearl district.
The San Antonio Report states that the BESA project is planned for a property in the Government Hill neighborhood owned by Besa Land Partners, registered by Fulcrum Development, a San Antonio-based real estate developer. GrayStreet Partners is listed among the partners working on the BESA project.
Several shuttered buildings have been demolished to make way for the project.
According to a sales brochure, the store lineup could include high-end fashion stores such as Gucci, Peter Millar and Rolex, wellness and beauty stores like Chanel, and heritage brands like Lucchese and Ralph Lauren. The developers claim the project could cost $460 million to build.
The first phase of the project will feature 175,000 square feet of retail space and a planned second phase will feature mixed-use spaces, including office, retail, hospitality and additional retail, a walkable development of restaurants, small shops, apartments and a five-star hotel.
