
Gateway Jax will break ground on 425 Beaver Street, its second project in Pearl Square. The mixed-use building, previously known as Block N4, will feature 286 multifamily units, on-site parking, and nearly 20,000 square feet of retail space. It is anticipated to be delivered in 2027. Gateway Jax was created by partners JWB Real Estate Capital and DLP Capital.
When 425 Beaver Street breaks ground, Pearl Square (photo) will have approximately 500 residential units and 40,000 square feet of retail space actively under construction, with several additional buildings slated to start later in 2025 and 2026. Upon completion, Pearl Square will deliver more than 1,250 new residential units, approximately 200,000 square feet of retail space, a 100-key boutique hotel, and abundant outdoor dining possibilities. The full buildout of Gateway Jax’s holdings will total an estimated $2 billion in capital investment over the next decade.Â
