
Proper Hospitality and Lincoln Property Co. are joining forces on a 34-story tower that will include 200 hotel rooms and 80 residences on the upper floors.
The Dallas Business Journal reports the project, Dallas Proper Hotel & Residences, is to be built on a 4-acre site just off Cedar Springs Road. A 15,000-square-foot wellness center will also be part of the mix. The residential section will feature a private rooftop pool, a dining terrace, and a lounge. The tower will also feature a members-only “Proper Club,” which will include a 6,000-square-foot social space, restaurant, pool, bar, lounge, and work areas.
Work is expected to begin on the project in 2026. The venture is projected to be delivered in 2029.
Proper operates hotels in Austin, Santa Monica, Downtown Los Angeles and San Francisco. It also operates Avalon Hotels, a boutique hotel chain that is part of the Proper Hotels portfolio.
The building will be designed by Skidmore Owings & Merrill.
Lincoln bought the land for the project in March 2024.
