Lupoli Companies has broken ground on King Street Common, a 50-acre mixed-use development on the site of former IBM office buildings at 550 King St. in Littleton, MA. The project will be built in phases through 2037, starting with one residential building and one commercial building, the Boston Business Journal reported.
King Street Common is planned to include more than 1,000 residential units, 115,000 square feet of retail and restaurant space and a 150-key hotel. In all, the project will total roughly two million square feet, reported the Business Journal.
Developer Sal Lupoli, also known for his Sal’s Pizza chain, bought the site for slightly more than $21 million in 2021, following IBM’s consolidation of Boston-area offices. Although the purchase came at a difficult time for the office market, a first tenant was secured last year: Israel-based computer hardware maker Hiper Global, which will occupy 72,500 square feet for its North American offices.
