
Ahold Delhaize USA, the owner of the Food Lion chain, will lease a highly automated grocery distribution center in Burlington, N.C. The cost of the warehouse is expected to be $475 million.
Under the triple-net lease agreement, Blackstone Credit & Insurance will own the facility and fund 100% of the construction costs. Once construction is complete, Ahold Delhaize USA will lease the facility for long-term use, with an option to purchase the site in the future under pre-agreed terms.Â
Ahold Delhaize USA and ADUSA Distribution previously announced plans in October 2025 to develop an $860 million, highly automated distribution center in Burlington, N.C. (Guilford County). The facility is expected to add more than one million square feet of additional distribution infrastructure, delivering fresh and frozen grocery items to Food Lion stores.
Construction of the new facility is expected to begin in the first quarter of 2026, with an anticipated start of operations in 2029. The site is expected to employ over 500 associates.Â
