
RentCafe.com’s latest Rental Competitiveness Report reveals the tightness in the markets across Texas at the start of the 2025 peak season. With demand up, lease renewals rising, and new construction slowing in most areas, renters are facing stiffer competition this summer.Â
Here’s a closer look at how major Texas metros are shaping up this rental season, and what renters can expect in each market:Â
- Houston leads the state in rising competitiveness: More renters are staying put, and new supply is limited—making it harder to find an open unit.Â
- Dallas:Â Strong demand and higher lease renewal rates are tightening the market for new renters.Â
- San Antonio:Â More renters are competing for each unit, and fewer are moving out.Â
- Fort Worth: Demand remains strong with little change in supply. On average, seven renters are vying for each available apartment.Â
- Austin:Â The only metro showing signs of relief, thanks to more new construction and slightly longer vacancy times.Â
