
Third & Urban is making progress on Northbend, a $605 million effort to repurpose the dated Corporate Square office park just northeast of Atlanta.
The Atlanta Business Chronicle reports the new project will feature a mix of retail stores, more office space, for-sale and rental housing, and lodging.
Set to break ground in mid-2026, the first phase of Northbend will include 10,000 square feet of retail, 390 multifamily units, 23 rental townhomes, 119 for-sale townhomes, 140 corporate housing units and a 1-acre activated public plaza. This early stage is geared to support the thousands of employees who work at the nearby Children’s and Emory hospitals.
Third & Urban has entitlements for 100,000 square feet of medical office space that could be developed in the future. A 150-room boutique hotel may also be part of those plans.
Peachtree Group provided a $37.5 million loan to help fund Northbend’s acquisition costs and work on roads, green space, and development pads.
