
SouthCoast picked up the Sweet Apple Village shopping center in Roswell for $20.25 million. Ziff Real Estate Partners was the seller. The Atlanta Business Chronicle reports Ziff paid $6.25 million for the center in 2011. Ziff enacted a value-add initiative throughout its ownership.
Located along Etris Road, the retail center is 98% leased. The asset features a diverse mix of national and regional, e-commerce-resistant and essential-service tenants across food, beverage, fitness, wellness, medical, education, and other daily-needs uses. No single tenant occupies more than 12% of the total GLA.
Matthews Jeff Enck, Kyle Stonis, Pierce Mayson and Boris Shilkrot represented both the seller and buyer in the transaction. Matthews says the sale price marked the highest for a retail property sold in the Roswell/Alpharetta submarket in the last four years.
