
Campus Village Apartments, a 41-unit apartment community located at 925 E. 18th Avenue in Ellensburg, Washington, has sold for $4.5 million.
Kidder Mathews Vice President Max Frame of the Simon Anderson Multifamily Team represented the seller in the transaction. The buyer is a Moses Lake-based investor expanding into the Ellensburg market. The sale followed an unusual two-and-a-half-year process. Kidder Mathews was originally retained to market the property in 2024 and secured a buyer. Before the transaction could close, an accidental tenant-caused fire destroyed eight units, causing the sale to fall through.
“This sale required patience, persistence, and a long-term commitment to our client,” said Frame. “When the fire disrupted the initial sale, our focus shifted to helping the owner navigate the rebuilding process and positioning the property for a successful return to the market.” Built in 1966, Campus Village is a 31,200-square-foot, value-add apartment community located directly across the street from Central Washington University.
