Jamison Commercial RE and Cahn Family Associates LLC are redeveloping a six-story warehouse and textile building in Manhattan’s West Chelsea Arts District into a boutique office property. Owned and occupied by the Cahn family’s textile business for over 40 years, the building is located at 510-514 W. 27th St., with more than 100 feet of frontage overlooking the High Line.
The Cahn family’s business will remain involved in the project and will continue to occupy part of the building for the foreseeable future. In addition to co-developing the project, Jamison Commercial RE will lead sales and leasing through its brokerage division. The planned redevelopment will encompass 51,400 square feet of space, including a ground floor measuring approximately 7,500 square feet, five rentable floors of around 8,500 square feet each, and a 1,400-square-foot penthouse.
Davis Architecture and DeSimone Consulting Engineering will design the project, which calls for a comprehensive renovation of the existing structure, from a restored and redesigned facade to a landscaped rooftop outdoor space. A new floor may also be added at the top of the building, subject to governmental approvals. The sponsor plans to create a for-sale commercial condominium and offer the property’s top four floors as a combined acquisition opportunity. The owners also envision the possibility of dividing up the combined space into individual full-floor units and potentially leasing out the available floors.
