Manova Picks Up 1M-SF Spartanburg Logistics Facility

Manova Partners acquired Spartanburg 221, a 1,020,195-square-foot Class A+ logistics facility at 2536 Chesnee Highway in Spartanburg, S.C. 

The facility, completed in 2024, is 100% leased on a long-term, NNN basis to a single tenant, and the lease is backed by a guarantee from AA corporate credit. ESFM (Compass Group USA), which provides integrated facilities management and operational support services, is listed at the facility’s address.

Spartanburg 221 was developed and sold by the Rockefeller Group. The property sits on 87 acres and offers 344 car parking spaces, 346 trailer storage spaces, 140 dock-high loading doors, 4 drive-in loading doors, and 40-foot clear height. The property is just a mile from I-85, which runs northeast through Charlotte, N.C., and southeast through Atlanta, GA. 

Since December 2024, Manova has transacted on logistics properties worth in excess of $600 million across three continents.
