
Eighteen years after first proposing a tower at One Bromfield St. in Boston’s Downtown Crossing neighborhood, developer Midwood Investment & Development has filed plans for its latest iteration of the project. The Boston Business Journal reported that New York-based Midwood now plans 760 apartments instead of office space. Spanning roughly 800,000 square feet, One Bromfield would be joined by a second, smaller apartment tower a block away.
Although Midwood didn’t specify a building height for One Bromfield, a tower up to 500 feet tall would be allowed under zoning enacted last year. City officials sought to incentivize residential development under the new zoning, which allows the 500-foot height only for projects that are primarily residential.
Midwood’s One Bromfield plan dates to 2008, when it first proposed a 28-story tower with 276 apartments. One Bromfield and the nearby 45 Bromfield would be Midwood’s first newly built developments in Boston.
