
Real Capital Solutions (RCS) acquired 101 Marietta, a 36-story, 673,819-square-foot office tower at 101 Marietta Street NW in downtown Atlanta. The property was acquired for $49.5 million, or approximately $73 per square foot.
“Many investors continue to avoid office, but we believe some of the best opportunities in commercial real estate today are hiding in plain sight,” said Adam Abeln, chief acquisitions officer at Real Capital Solutions.
The building is currently 54.1% leased and features approximately 20,000-square-foot floorplates and a diverse tenant roster including the Atlanta Hawks, The Federal Defender Program, YKK AP America, Industrious and the U.S. Small Business Administration.
Originally constructed in 1975 and renovated in 1999 and 2016, 101 Marietta has benefited from more than $12 million in capital improvements completed by prior ownership, including lobby renovations, tenant amenities, building systems upgrades and digital signage enhancements.
The building overlooks Centennial Yards and sits within Atlanta’s central business district.
