Located approximately two miles from the World Trade Bridge with direct access to Interstate 35, Crossroads Business Park serves customs brokerage, freight forwarding, third-party logistics, warehousing, drayage and cold storage users. The portfolio is configured as shallow-bay industrial buildings averaging 50,000 square feet, serving a distinct segment of cross-border logistics users who prioritize dedicated facilities with immediate access to the U.S.-Mexico border.
Laredo is the leading inland port on the U.S.-Mexico border, handling approximately 40% of trade between the two countries. In 2025, it processed approximately $355 billion in imports and exports, ranking third among all U.S. ports of entry by total trade value. The World Trade Bridge, Laredo’s primary commercial crossing, processes an estimated 15,000 to 18,000 trucks daily, underpinning sustained demand for nearby logistics and industrial facilities.
