
McCourt Partners and Lincoln Property Company said Tuesday that the San Francisco Planning Commission has approved plans for 536 Mission St., with the commission signing off on two distinct plans for the project. Designed by Skidmore Owings & Merrill and among the first new towers in San Francisco to receive approval since the pandemic, the project has been planned with the flexibility to move forward as either a fully commercial high-rise or a mixed-use development.
Under the fully commercial plan, 536 Mission would rise approximately 752 feet and total nearly 1.35 million square feet of trophy office space and approximately 4,000 square feet of ground-floor retail. The mixed-use plan would rise approximately 698 feet and total 1.17 million square feet, including 643,500 square feet of office space, 521,450 square feet of residential space containing 385 apartments and 4,380 square feet of ground-floor retail.
By advancing both options through the planning process, 536 Mission can be tailored to the mix of uses that best supports the site and the long-term needs of downtown San Francisco, according to McCourt. “We’re grateful to the Planning Commission for its support of 536 Mission and for recognizing the potential of this transformative project in the heart of downtown San Francisco,” said Jordan Lang, President at McCourt Partners. “The city’s recovery is gaining momentum, and we’re excited to contribute to its next chapter alongside Lincoln Property Company.”
